South Delhi Real estate has been and still remains the first choice of upper class, wealthy, influential Delhites including ancient rulers of Delhi like Tughlaks and Lodhi more recently for big industrialists, celebrities, NRIs, foreign diplomats and expats in Delhi. Whether it’s a buyer planning to purchase a property in South Delhi or an MNC executive, foreign NGO or a diplomat on posting in Delhi, if they have the choice and more importantly if they have the means, their first preference will always be a Southern part of Delhi.
And Why is that? You may ask.
It is so because South Delhi is a mix of both modern and traditional, It is the greenest part of New Delhi, the capital city of India and is blessed with natural greenery, water bodies and place of historical importance like Qutab Minar, Humayun Tomb, Tugkhlakabad Fort, Purana Qila etc. on one hand and also has many modern buildings, architectural & infrastructural projects and large business districts like Connaught Place, Nehru Place, Jasola etc.
The colonies here are much better planned than localities in other parts of the city. Some colonies like Defence Colony, Greater Kailash Part-1, Greater Kailash Part 2, Kailash Colony etc. were developed by private colonizers like DLF, although the majority of the South Delhi suburbs were developed by either Delhi Development Authority (DDA) or L&DO departments. Even these colonies like Vasant Vihar, West End, Shanti Niketan, Anand Niketan, Panchsheel Park, Panchsheel Enclave, Safdarjung Enclave, SDA, Gulmohar Park, Neeti Bagh etc.
Almost 80% of the property in Delhi is low rise Ground + 3 Floor accommodations commonly called builder floors. These builder floor apartments are independent flats on separate floors like a multi family unit or condos. Besides this, there are few areas in Delhi which have group housing schemes of private societies and DDA flats developed by Delhi development authority. In this part of Delhi, such group housings are only a few and are located in areas like Alaknanda, Vasant Kunj, Sarita Vihar. Majority of South Delhi consists of builder floor apartments built on residential plots ranging from size 100sq.yard to 1000 sq.yard.
The most sought after properties in South Delhi though are independent houses or villas called Kothi/Kothis/bungalow in local language which is typically a single family unit with full land rights. The status & comfort which a Kothi/bungalow provides to its owner is immense because of the scarcity of land in Delhi which is one of the most densely populated cities in India with a population of 18 million people.
